Dryer Vent Cleaning FAQ — Houston, TX

Common questions from homeowners in Houston and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How often does a dryer vent in Houston actually need to be cleared?

Once a year is the honest baseline for most households here. Gulf humidity is the reason. With summer dewpoints in the 70s and average relative humidity near 75%, a dryer already runs longer per load than it would in a dry climate, and damp lint packs into the duct instead of drifting through it. Big families, pet owners, and anyone running loads daily should plan on twice a year. If your laundry sits upstairs or on the middle floor of a townhome, the run is longer and the schedule tightens.

What tells me the vent is blocked?

The clearest signal is a load that used to finish in one cycle now needing two, especially towels and jeans. Touch the dryer cabinet after a run; if it is hot to the hand rather than warm, air is not leaving. Other tells: a damp or musty smell in the laundry room, lint collecting around the door seal, and a hood flap outside that barely moves while the dryer runs. On three-story infill townhomes, people often notice the upstairs hallway getting warm and humid during laundry before they notice anything at the machine.

What happens step by step once your tech is at my door?

We start at the dryer, pull it off the wall, and disconnect the transition hose so we can see both ends of the run. Then we check the exterior hood or roof cap to confirm where the duct terminates and how long it is. A rotary brush on a flexible rod goes through the line with a vacuum captured at the opening, so lint comes out into the machine and not onto your floor. We reconnect, run the dryer, and measure airflow at the outside hood to confirm the restriction is gone. Anything we find along the way gets shown to you before we touch it: crushed duct behind the machine, a disconnected joint inside a wall cavity, a missing flap.

How long should I set aside for the appointment?

A standard clearing on a short run takes under an hour. A 1950s ranch with the utility room off the kitchen and a straight shot through the wall is usually the fast end. Two-story suburban homes with laundry upstairs, and townhomes where the duct climbs through two floors to a roof cap, take longer because there are more elbows and more rod work. If we pull out a nest or have to open and reseal a joint, add time to that.

What makes one job cost more than another?

Length and shape of the duct do most of the work on the number. A carport-wall vent on a Heights bungalow service porch is a different job than a three-story townhome stack ending at a roof cap, where we are working off a ladder or roof and feeding rod through several elbows. Roof terminations, vents buried behind built-in cabinetry, and ducts that have to be reached from a crawl or attic all add labor. If the line is damaged, crushed, or has pulled apart inside a wall, repair is separate from cleaning and priced separately. You see the estimate for free and approve the number before anything starts.

How do I know the problem is the ductwork and not a dying machine?

One test: pull the transition hose off the back and run the dryer on a short cycle venting into the room. If clothes dry normally that way, the machine is fine and the duct is choked. If it still blows cool air or still takes forever, you likely have a failed heating element, thermal fuse, or blower wheel, and that is an appliance repair call. We do that check on site so you are not guessing. We will tell you straight if cleaning the vent is not going to fix your symptom.

Does it matter whether my duct is rigid metal or the flexible kind?

It matters a lot. Rigid smooth-wall metal has slick interior walls, so lint keeps moving. Flexible foil and plastic accordion duct has ridges that catch it, and the material crushes the moment someone shoves the dryer back against the wall. We see a lot of white vinyl and foil flex behind older ranches and in converted back-room laundries in Montrose bungalows where someone finished the job quickly. Our recommendation is rigid metal for the concealed run and a short metal transition at the machine. If we find flex inside a wall or ceiling, we will tell you, because that section will clog again no matter how well we clean it.

What do you do if birds or rodents have moved into my vent?

It is common here, especially where a hood flap broke off or rusted open. We clear the nesting material out by hand and with the brush, pull everything to the opening, and vacuum the debris rather than pushing it deeper into the line. Then we install a proper hood with a working damper, and on roof caps we use a guard that blocks animals without creating a lint shelf. Screen mesh is not the answer; fine mesh traps lint and becomes the next blockage. If there is live wildlife in the duct, we stop and tell you, because that needs a wildlife removal outfit first.

My vent run is long. Can it be shortened or helped along?

Sometimes yes. In two-story subdivisions in the master-planned belt, laundry sits upstairs near the bedrooms and the duct was often run the long way around framing when a shorter path to a side wall existed. We look at whether a rerouted, straighter run is possible through the attic or an exterior wall. Where the structure will not allow it, an inline booster fan with a pressure switch can carry a long run, though it has to be installed with access for cleaning. Houston's gumbo clay shifts and racks framing over the years, so on older homes we also check that joints have not been pulled apart by movement.

Can you come out today, and where do you work?

Same-day slots are usually open, and we hold time each morning for the calls that come in that day. The cooling season here runs March through October and laundry volume stays high the whole stretch, so earlier in the day is easier to book than late afternoon. We cover Houston and the surrounding area: the Heights, Montrose, the ranch and split-level tracts inside and just outside Loop 610, the Buffalo Bayou-side neighborhoods, and the suburban subdivisions and newer infill townhomes beyond. Tell us your cross streets when you call and we will give you a real arrival window.
